Facebook Ads for Real Estate Agents: What to Say + Examples

Some popular real estate ad guides still give agents a tip that stops working on a housing ad.

Pick a ZIP code, they say. Pick an age range. That would be fine advice for a pizza place.

But on a housing ad, Meta's own page says you can't pick a ZIP code, and age is generally fixed at 18 to 65+.

Here's the short answer.

Good Facebook ads for real estate agents let the words do the work. Name the town. Name the moment the person is in. Give one offer and one button.

Better yet, sing it. Every agent in town has a house photo. Probably none of them has a song.

A song ad is a short video where your message is sung, with every word on screen. At 30 Second Ad Factory, the done-for-you ad team from 30 Second Productions, we write a catchy song about your real estate business. An AI singer sings it, and we turn it into a 3D cartoon ad.

You fill in a 5-minute form. It's ready in 72 hours.

Here's one we made for a real estate client, about buying a first home.

Can real estate agents target by ZIP code on Facebook?

Not on a housing campaign, and an ad about you counts as one, not only an ad for a listing. Meta's housing page lists real estate and house hunting services as housing ads, and says an ad may be rejected without the right Special Ad Category.

Here's what changes, per Meta's audience page as of November 2026:

  • Location: you can pick a country, region, county, town or city, but not a ZIP code. You can't exclude locations either.
  • Radius: a city, address or pin drop gets a wider circle. Meta's example is Seattle plus 15 miles from the city center.
  • Age and gender: age is generally fixed at 18 to 65+, and audiences must include all genders.
  • Interests and lookalikes: some demographic, behavior and interest options aren't available, and neither is Advantage+ lookalike.

Meta says the limits can depend on your country. They cover advertisers in the US or its territories, and ads shown in the US, Canada and certain European countries. Check the pages before you launch.

Your first line has one job

You can point at a town, but the circle can run past it. Inside that circle sit the renter, the homeowner and the guy who only opened Facebook to see the game score.

Everyone in there can see your ad. So the first 3 seconds have to say plainly what it's about.

That's why "your trusted local real estate partner" is such a weak line. Nobody lies awake worrying about their real estate partner. They lie awake thinking, "What's this place even worth?"

Start with the town. Say it in the first line.

Then the moment. Say what's going on, in everyday words:

  • Selling: "Is now a good time to sell?"
  • First home: "I can't do another lease."
  • Moving here: "We move in June and need a place."
  • Open house: "We're just looking."

Name the moment, never the kind of person. Anyone can be sick of renting.

Put them together: "Tired of renting in [Your Town]?" Anyone in that spot knows the ad's about them.

Three Facebook ads for real estate agents you can steal

We wrote these for this post, so they aren't real ads and have no results behind them. Swap in your name, your town and your real proof.

The home seller

What's your place in [Your Town] worth?

You've got a number in your head, but that's just what your neighbor said. [Your Name] knows every street in town. One honest price, let's write it down.

Offer: free home value report. Button: Contact us.

The first-time buyer

Another lease in [Your Town]? Really?

Can't paint the wall, can't hang a shelf, the rent goes up all by itself. [Your Name] walks you to the key, step by step, and the chat is free.

Offer: free first-home chat. Button: Send message.

The open house

Open house in [Your Town]. Saturday, 1 to 3.

"We're just looking." That's okay. Coffee's on, so come and stay. Walk the rooms on [Your Street]. [Your Name]'s the one you came to meet.

Offer: stop by, no appointment needed. Button: Get directions.

Same plan each time: hook, story, offer. Meta says some buttons depend on your industry, so check yours. For a Saturday open house, fill in our form by Monday.

Sing the town, don't just type it

Scroll past a few agent ads and you'll see a house and a price. That kitchen could be in any town. A song with your town and your name in it is harder to mix up.

A tune also helps people remember whose ad it was. MassiveMusic, a sonic-branding agency, reports (August 2026) that a System1 analysis of more than 1,250 award-entered campaigns gave jingles 1.9 times the brand fluency of a standard visual logo. Brand fluency means how quickly people know whose ad it is. MassiveMusic sells this kind of work, so call it a clue, not a promise.

Sound off? Every word is on screen, so your town still shows.

Skip the song if:

  • You're showing one home room by room. A cartoon won't show the real kitchen. Use photos or a tour.
  • You want your own voice. Our singer is AI. A phone video of you fits better.
  • Your offer is weak. A catchy tune can't save "call me for all your real estate needs."

What does a real estate video ad cost to make?

Nothing but your time on a phone, $97 for one song ad from 30 Second Ad Factory, or from $800 into the thousands at a studio. The money to run the ad is separate.

Every order comes with an Ad Factory account, where our team makes your ads and you approve them. You get 1 round of remakes, and you own the ad, so use it anywhere. If you're not happy within 30 days, email us for a full refund.

Test it before you trust it

Likes don't sell houses. Count conversations.

Set the housing category first, using Meta's steps. Then run two ads over the same dates, one moment each, with your town in the first line of both. Count messages, calls and booked chats, and ask every new caller where they saw you. Keep the winner.

Our song ads come vertical, as Meta's Reels guide recommends. For every other size, see our Facebook video ad size guide.

Frequently asked questions

Do Facebook ads for real estate agents need the housing category?

Generally, yes. Meta says you need a Special Ad Category for housing ads if you advertise from the US, or reach people in the US, Canada or certain parts of Europe.

Is the singer in a 30 Second Ad Factory song ad real?

No. The singing voice is AI, in the style you pick.

Does 30 Second Ad Factory run the ads for me?

No. We make the ad. You, or whoever handles your ads, puts it live on Facebook and sets the budget.

The short version

You can't pick the ZIP code. You can pick the words. One town, one moment, one offer, one button.

You could write, film and edit it yourself, on the weekend you're spending at open houses. For a busy agent, our done-for-you team is the best option: you fill in one form, and we hand you a finished ad to approve.

No ad can promise leads or sales, ours included. But yours will say your town out loud, in a tune.
